2. Referral-Only Role and Legal Limits
The permitted real estate-related role is limited to directing prospects to generally available sources of real estate information and referring prospects to Referral Group, Inc. or, when authorized by that broker, to another real estate licensee.
Heena Vora does not use this website to provide direct brokerage representation and does not:
- list property or solicit listing or buyer-brokerage agreements;
- negotiate a purchase, sale, exchange, lease, rental, commission, fee or other transaction term;
- prepare, negotiate or sign real estate contracts, leases or brokerage agreements;
- conduct property showings or open houses;
- collect rent, deposits, escrow funds or other transaction money;
- assist with or direct a real estate closing;
- negotiate mortgage financing;
- provide listing-specific information beyond directing a prospect to information generally available to the public; or
- prepare or present comparative market analyses, valuations or similar studies.
3. Referral Process and Consumer Choice
Information you provide may be used to understand the requested geography, transaction type, property type, timing and service needs. A prospective licensed professional may then be identified for consideration, subject to availability, brokerage authorization and applicable law.
An introduction is not a certification, warranty or guarantee that the introduced professional is the only or best choice. You remain free to interview the professional, verify licensing and experience, discuss services and compensation, seek alternatives, decline an introduction or discontinue the process.
When a referral is made to a licensee other than Referral Group, Inc., notice is provided to Referral Group, Inc. or its authorized designee as required.
4. Referral Compensation
When permitted by law and brokerage policy, Referral Group, Inc. may receive brokerage-to-brokerage referral compensation from the receiving brokerage if a transaction closes or another agreed compensable event occurs. Any compensation payable to Heena Vora for a referral must be paid through Referral Group, Inc.
Heena Vora does not independently negotiate or collect referral compensation from consumers, referred professionals, lenders, settlement providers or other persons. The receiving brokerage is responsible for explaining its own representation, services, commissions and fees.
5. No Agency or Brokerage Relationship Created by Website Use
Visiting the website, sending an email, calling, texting or using WhatsApp, receiving general information or accepting an introduction does not by itself create an agency, fiduciary, brokerage or representation relationship with Heena Vora or Referral Group, Inc.
If you engage an introduced professional, the scope of that relationship will be governed by the disclosures, agreements and laws applicable to that professional and brokerage.
6. Website Terms of Use
By using this website, you agree to use it only for lawful, personal and informational purposes. You may not interfere with its operation, bypass security measures, introduce malicious code, scrape or harvest information, impersonate another person, submit false information, infringe intellectual-property rights or use the website for unlawful, fraudulent or abusive activity.
