1. Equal Housing Opportunity Commitment
Heena Vora and Referral Group, Inc. support equal housing opportunity. Referral inquiries and professional introductions are intended to be handled without unlawful discrimination and in accordance with applicable federal, state and local fair-housing laws.
No preference, limitation or discrimination is intended in connection with the sale, rental, financing, appraisal or other housing-related service.
2. Federal Fair Housing Protections
The federal Fair Housing Act prohibits housing discrimination because of race, color, national origin, religion, sex, familial status or disability. Federal protections apply to many activities involving the sale, rental, advertising and financing of housing.
Federal interpretations of sex discrimination include protections related to sexual orientation and gender identity. Other federal laws may provide additional protections in specific housing or lending circumstances.
3. New Jersey Protections
The New Jersey Law Against Discrimination provides broader housing protections. Protected characteristics include race, creed, color, national origin, ancestry, nationality, marital status, domestic partnership status, civil union status, sex, pregnancy, breastfeeding, gender identity or expression, affectional or sexual orientation, disability, familial status and lawful source of income or lawful source of rent payment, among other protections established by law.
New Jersey’s Fair Chance in Housing Act also restricts when and how certain housing providers may consider criminal-history information during the rental process.
4. Fair and Neutral Referral Practices
A referral request may be evaluated using legitimate service-related considerations such as the requested geography, transaction type, property type, language needs, professional availability, relevant experience and licensing requirements.
Protected characteristics must not be used to steer, restrict, discourage or otherwise alter a person’s access to housing opportunities or professional services. Consumers are free to evaluate and select the professional they believe best meets their lawful needs.
5. Disability Access and Reasonable Assistance
Individuals who need reasonable assistance accessing Website information or communicating a referral request may contact the contact page. Reasonable efforts will be made to provide information through an accessible alternative.
Questions about disability-related accommodations in a real estate transaction should be directed to the licensed professional or housing provider responsible for that transaction.
6. Reporting a Fair Housing Concern
A person who believes housing discrimination has occurred may contact the appropriate government agency. Filing deadlines may apply, so concerns should be raised promptly.
- U.S. Department of Housing and Urban Development: Report Housing Discrimination.
- New Jersey Division on Civil Rights: Division on Civil Rights.
- New Jersey Department of Community Affairs: Housing Discrimination Information.
